Project Overview

Noosa offers an unparalleled coastal lifestyle, blending luxury with relaxed waterfront living. This property initially featured a postmodern, rendered house that didn't utilise the site or capture the water views. The clients originally intended to use it as an investment but fell in love with the location. Their brief to Invilla was clear: they wanted a custom waterfront home design that delivered a resort-style Hamptons aesthetic fused seamlessly with waterside Queenslander charm.

The Design Process: Navigating Waterfront Constraints

Designing on a waterfront block comes with strict parameters. We faced immediate design challenges, primarily an uncompromising 8.5m height limit and complex site boundaries. Furthermore, last-minute additions like the pool house required amended drawings and a new Development Application (DA) with the council.

Because of our extensive knowledge and experience with difficult lots and frontages, we navigated these council requirements efficiently. The client was highly collaborative throughout the design process, remaining hands-on with the design process as well as the finer details, including but not limited to bespoke joinery, textured wall finishes, and custom wainscoting.

Our Approach: Mastering a Tapering Site

Designing for a block that tapers towards the water required a highly strategic approach to symmetry. Working with the original home's rigid 'H-shape' footprint, we had to ensure every room aligned perfectly while guaranteeing that every space enjoyed a feature outlook or water view.

To maximise the open-plan lower level, we introduced a tailored layout featuring:

  • A Culinary Hub: A large kitchen with double island benches, supported by a fully equipped butler's pantry and mudroom.

  • Dual Living Zones: A primary waterfront living space, plus a secondary living area at the front of the home.

  • Integrated Architecture: A central staircase that ties into a grand architectural void, enhancing airflow and natural light.

  • The Upper Level: Three guest rooms with two ensuites, a walk-in robe, a dedicated media room, and two front balconies.

Key Design Results

  1. A Resort-Style Wrap-Around Pool

The expansive wrap-around pool is the centrepiece of this coastal retreat. Its design flows naturally into the alfresco entertaining area, creating a transition between indoor and outdoor living. Whether for a refreshing swim or a tranquil evening by the water, this feature elevates the home's everyday liveability.

  1. A Luxurious Master Suite Retreat

Designed as an exclusive sanctuary, the master suite features floor-to-ceiling windows that capture unobstructed waterfront views. The abundant natural light and gentle coastal breezes make this space a calming, private retreat away from the main entertaining zones.

  1. Maximising Volume with Spectacular Ceilings

Despite the strict 8.5m council height limit, our design achieved spectacular internal ceiling heights through innovative spatial planning. These soaring ceilings enhance the sense of grandeur, draw in natural light, and allow cross-ventilation to flow effortlessly throughout the home.
