Project Overview

Our clients were thrilled to secure land in Toowong, a highly sought-after Brisbane suburb located less than 5km from the CBD. They wanted a sanctuary where they could relax, entertain, and spend quality time with family, away from the hustle of city life. For this case study, we are focusing on one of the two properties developed on this site, allowing us to provide an in-depth look at how we navigate complex site conditions to deliver premium results.

The Design Process: Removing the Overwhelm

Designing a custom home, especially on a challenging site, can feel overwhelming. At Invilla, our goal is to make the complex enjoyable. Our design process began with an initial meeting to deeply understand the client's lifestyle and budget.

From there, our team developed initial trace-paper concepts before bringing the design to life using 3D visualisation tools. We believe transparency is key. By allowing our clients to explore the 3D model and provide real-time feedback, we ensured there were no surprises before the builder even priced the construction. Though the overall concept of this house remains true to its original sketches, many more minor changes took place.

Our Approach: Maximising a Sloping Block

The Wool Street site presented a common Brisbane challenge: a significant slope. Rather than fighting the landscape, we cut into the site to form a generous underground basement for secure garage parking and storage. This clever spatial planning allowed us to spread the home over three functional levels without triggering the strict council classifications of a traditional three-storey home.

Aesthetically, the home is a striking, single-gabled Hamptons-style design. Key features include:

  • A grand entrance: A front feature void and statement staircase.

  • Premium detailing: Custom wainscotting provides a refined, high-end finish.

  • Seamless entertaining: A 2-metre-long sliding door connects the open-plan living areas to the alfresco patio and pool.

  • Functional luxury: A well-appointed butler's pantry and a master suite with a private parents' retreat

Key Design Results

1. Impressive Three-Storey Street Presence

The facade uses a diverse combination of window and door profiles to break up the mass of the building, creating a striking Hamptons exterior. It showcases Invilla's expertise in ensuring a home stands out beautifully within its neighbourhood while adhering to local character.

2. Luxurious Master Suite Retreat

The master suite is defined by stunning coffered ceilings that add architectural depth and character. The adjoining private balcony offers a quiet outdoor space to enjoy local Toowong views and capture natural breezes.

3. Purpose-Built Outdoor Living

In Queensland, outdoor living is non-negotiable. The oversized front balconies are designed with ample space for entertaining. Integrated ceiling fans ensure these areas remain cool, breezy, and incredibly liveable, even in the height of summer.
