What Does a Home Architect Do?
A home architect designs the house and then documents it well enough that a builder can price it accurately and build it without guessing. The work runs from the first site visit through to the day the keys are handed over, and the middle part is where most of the value sits.
We start by assessing the site and the planning controls that apply to it, so the scheme is shaped by what the block will actually allow. From there the design develops around how you live, and then it gets documented properly: the drawings, schedules and specifications that let a builder tender with confidence.
During construction we stay in the room, answering the builder's questions and checking the work against what was drawn.
Designed for Brisbane Blocks
Brisbane blocks are rarely flat or simple, and a house architect here has to be fluent in the local quirks. Sloping sites in Bulimba and Toowong, narrow inner-city lots like the one Alto sits on in Indooroopilly, and flood overlays that fix your floor level before you have chosen a tile. All of it sits in Brisbane City Plan, and all of it gets settled before the design work starts rather than after it.
Then there is the climate. A house here has to open to the north-east through summer and keep the heat out of its western rooms in the afternoon, and that is a planning decision long before it becomes a window decision.
Jacaranda House was shaped around the views and the best features of its site, without giving up the natural shade of the jacaranda trees it is named for, and the ventilation and light were settled before the elevation was ever drawn.

Clare House in Auchenflower took a tighter, awkwardly shaped site that included an existing protected pre-1946 Queenslander, and turned those constraints into the strengths of the design: a curved facade and a pool terrace that shape the plan around orientation, city views and natural light.
What Does It Cost?
Invilla's fee is fixed and agreed before the work starts. It is scoped to the whole project, from site assessment through to construction support, and it holds as the design develops.

A custom home works when the builder can price it accurately and build it without reinterpreting anything on site. That is as much a documentation job as a design one.
