Council approvals and construction documentation come first

Managing a build starts well before a builder is on board. During design development we coordinate the approvals process with council, liaising with consultants, town planners and certifiers where needed. We prepare the drawings and documentation required for Development Applications (DA), Building Approvals (BA) and heritage matters if applicable, and we explain the approvals and timelines in plain English. The last design stage is construction documentation: drawings detailed enough for builders to price accurately and build from confidently. Fewer gaps in the documents means fewer variations and surprises on site.

Builder tender: choosing the right builder for your home

Selecting the right builder is a critical decision for any project. We can help you run a tender or select a trusted builder, and we guide you through each step to find the right fit.

When you go to tender, we issue the tender packages, answer builder questions and review the quotes that come back, to support your decision. The tender is also where your budget firms up. Early figures are estimates, and accurate numbers only appear once builders or a quantity surveyor provide formal costings.

Contract administration: keeping the build true to the design

Once construction starts, we provide contract administration, and it's included in the fee we agree with you when you sign. We oversee the project closely, making sure the build follows the design and quality standards, and regular site visits help resolve issues as they come up, so the finished home matches the plan.

Through construction, we align builders, consultants and trades so the project runs smoothly, monitor construction details so the design intent is achieved, and keep you informed with regular updates: no surprises, no guesswork. Final delivery runs from completion checks through to handover.

On Dunvegan House in Carindale, we worked in close collaboration with the builder, Mati Constructions, from the first sketch to the final handover. Together we brought in Elizabeth Weyer Outdoor Design to shape the pool, fire pit and alfresco entertaining areas.

Keeping your build budget on track

We track costs closely, flagging issues before they become problems. That starts in the first conversation, where we talk candidly through your block, your brief and your budget. If the numbers don't fit the ambition, we'll say so then, not at concept review. Our Cost Analysis Plan breaks the budget down across construction, finishes, landscaping and contingencies, giving you a realistic view of where it sits at each stage. We can shape the design around a set budget, or around a staged approach if you're not building in one go. Most of our services are offered as a fixed fee, set out by stage in your design agreement. For a full architectural service, from concept design through to construction-ready documentation, our fees run from about $25,000 on a $500k build to $100,000 or more on projects over $2.5 million, roughly 4 to 6% of your construction budget, agreed before we start. Contract administration through construction is part of that fee, agreed when you sign, and if scope changes or additional services are needed, we'll always provide a variation or hourly estimate before proceeding.
