Renovation Architects in Auchenflower

Auchenflower's ridges hold some of Brisbane's finest timber Queenslanders, stilted high over streets that fall away towards the river. Invilla has designed four renovations here, including Clare House, winner of a BIGSEE Architecture Award 2024 and nominated for ArchDaily recognition. Fees are fixed and agreed before design begins.

Queenslanders on serious slopes

Auchenflower is what happens when a character suburb is built on real topography. Its pre-war Queenslanders stand on stumps over ground that can fall a storey or more across a single block, which is why so many of the suburb's best renovations happen underneath the original house: raising, restumping and building in the undercroft turns wasted height into bedrooms, living space and a garage without touching the protected street face above. Our guide to raising a Queenslander and building underneath explains the mechanics.

Most of the suburb's older streets sit under the traditional building character overlay, so demolition of intact pre-war homes is generally not on the table, and additions need to respect the original form. The low streets nearest the Milton reach of the river carry flood history, which we check block by block at the start. Auchenflower station and the Wesley Hospital precinct anchor the suburb's western edge.

Clare House and our Auchenflower work

Clare House on Birdwood Terrace is the project that put our Auchenflower work on the international stage: a character renovation that won a BIGSEE Architecture Award in 2024, drew an ArchDaily nomination and has been published widely since. Annie Street, Shaw House and a fourth project on Jones Street are all renovations of established Auchenflower homes, each one balancing character controls, steep ground and modern family life. The full story of Clare House is in its case study.

Starting an Auchenflower renovation

We walk the house and the block with you, confirm the overlays, and put a fixed-price fee proposal in front of you before any design starts. From there one architect carries the project through concept, approvals and documentation to construction.
