Building on the Bulimba peninsula

Bulimba is flat, walkable and centred on Oxford Street, with the CityCat at the end of the high street and some of the inner east's most sought-after real estate in between. The housing runs from workers cottages and grand Queenslanders through to substantial new builds, and the pre-war streets carry Brisbane's traditional building character protections, so what you can do depends heavily on which house and which street you are on.

Being river flat, parts of Bulimba also sit within the flood overlay. That is not a reason to avoid the suburb; it is a reason to design for it, with floor levels, undercrofts and services placed so the house shrugs off a wet summer. Both checks, character and flood, happen in our first week on a Bulimba project, before any concept work.
