Custom Home Design in Coorparoo

Coorparoo is one of Brisbane's oldest and largest inner-southern suburbs, and its mix of ridge-top views, character streets and post-war blocks suits almost every kind of residential project. Invilla has designed three new homes here: Rigel House, Easton and Ionia. Design is led by registered architects on fixed fees agreed before we start.

From the creek flats to the ridge

Coorparoo covers a lot of ground, and the ground itself tells you what each project wants to be. The low western edge follows Norman Creek, where the flood overlay needs checking before anything else. From there the suburb climbs to the Cavendish Road ridge, where blocks trade flatness for outlook and catch the north-easterly breeze. Two train stations and the Old Cleveland Road corridor keep the whole suburb well connected.

The housing spans a century. Pre-war Queenslanders and interwar homes hold the older streets, many under the traditional building character overlay, while large parts of the suburb are post-war housing on generous blocks with no protection at all. That split defines the two Coorparoo projects we design most: careful character renovations on the protected streets, and knock down rebuilds or new builds where the post-war stock has reached the end of its life. Water-smart design matters on the lower blocks, and our guide to flood resilient house design explains the approach we take.

Rigel House, Easton and Ionia

Our three Coorparoo homes are all ground-up new builds. Rigel House and Easton were designed for established streets, each shaped around its block's fall and orientation. Ionia, on Arlington Street, rounds out the set. Between them and our renovation work in the surrounding suburbs, we have covered most of the situations a Coorparoo owner is likely to face.

The way we work

One conversation, one site visit, then a fixed-price fee proposal before design begins. The same architect stays with your project from the first sketch through approvals and construction documentation, and because the studio is in Morningside, we are on site in Coorparoo within minutes when the project needs it.
