Norman Park packs Queenslanders, new builds and a train line into one of the inner east's most liveable pockets, four kilometres from the city. The western streets run down to the Norman Creek corridor, flatter ground where the flood overlay needs checking early on some blocks. To the east the land climbs towards Camp Hill and Seven Hills, and the same streets that demand more structural thought pay it back with elevation and breeze. Between the two runs the Cleveland rail line, with Norman Park station making this one of the few character suburbs this close to the city where you can genuinely live without driving.
The housing is classic inner-east Brisbane: timber Queenslanders and post-war homes, with pre-war streets protected by the traditional building character overlay. Real House on Real Avenue is a renovation that went on to be featured in Queensland Homes, a Hamptons-influenced transformation of an established home. Mara and Amar, side by side on Morehead Avenue, are ground-up new builds that show the other path: when a block suits it, a new Norman Park home can sit comfortably among its older neighbours and outperform them in every practical way.
We begin with your block: its overlays, its fall, its orientation and what the street will support. Then a fixed-price fee proposal, agreed before design begins, and one architect across the project from concept to construction documentation. The studio is in Morningside, one suburb over, so site visits are simple.
